It takes a VILLAGE

South Africa’s property market has been surprisingly resilient, even throughout the pandemic and especially now, in recovery. The most significant increase, say estate agents and developers, lies in demand for sectional title or estate homes. And there’s certainly a variety on offer: from basic townhouses to equestrian, golf, eco or luxury. The range of choices and locations countrywide demonstrates how developers have adapted to meet any homeowner’s every need.

“As a developer, you are essentially creating a village, the main function of which is to provide a safe and secure haven where families can live harmoniously, and independent of council services,” explains Darin D’Oliveira, CEO of Northlands Business Park and founder and developer of Avianto Estate.

Today, infrastructure requirements extend from basic service installations to the self-sustainable independence of super estates that boast solar power farms, water-harvesting and treatment facilities, and more.

SOMETHING FOR EVERYONE

“The benefits go beyond creating a safe and protected lifestyle; you are building an opportunity for a multigenerational way of living,” notes D’Oliveira. “Typically, the estate will offer several residential options to satisfy the broader market. Avianto Estate, for instance, offers a retirement village, a preschool, primary school, and entry-level developments for the starter family, all the way up to the affluent end of the spectrum – basically catering to almost every sector of the market.“
