Buying a house and turning it into a home is an ambition that most Indians spend their early adulthood working towards. Over the last few weeks, I’ve spent time speaking with customers who are wondering about the future of the real estate sector. Prospective customers want to know what impact the changes in currency will have on the health of the sector and the developer’s ability to deliver a home on time, as promised. One thing is obvious, the risk of a delay is on top of the minds for almost all buyers and customers who wish to live in the home they bought. They want to be able to avoid delays at any cost. For those customers who are ready with their shortlisted locations, budgets and home loans, one possible solution to the risk of delayed delivery is to buy a second-sale home.

There are several obvious advantages to buying a second sale home. First, the home is already constructed so one can see the size, structure, strength and specifications. You do not have to worry about changes in the floor plan like not getting the exact carpet area that you paid for. You can see and measure the space for what it is. This takes away the biggest risk of buying a home in this market.
