A problematic subdivision was given the luxe treatment with this ambitious coastal abode. Sitting high on steep topography, the complex concrete marvel is a technical masterpiece, marrying engineering with sustainability and craftsmanship.

Featuring seven bedrooms, two ensuites, two bathrooms, three powder rooms and multiple living/entertaining spaces, this sizeable threelevel home, built on a 4.5m fall, fits its growing family perfectly. Not only does the home neatly accommodate six (including four young children), but it also has space for an au pair and grandparents who stay for long periods.

Its spacious design is minimal - built with durable materials and connects with the stunning ocean views, creating a seamless bridge between inside and out. Seamus from Seamus Ryan Architects achieved the busy family's brief by providing a modern home that opens up to entertain yet winds back down to a comfortable interior when required.

"The design blends sustainable techniques with contemporary architecture," he says. "The linear form of the home is a direct response to the panoramic views of the Indian Ocean, combining clean vertical lines and long planar geometries - a concrete off-form detail we haven't seen in the past."

On the ground floor, the modern home features a kids' lounge area, storeroom/art room, kitchen, mud room, laundry, powder room, home office and lounge room. It is seamlessly connected to the outdoor living space, complete with an alfresco and pool.
