Q. Our society appointed a project management consultant (PMC) and legal advisor in November 2024. The consent was taken from the members physically present in the meeting and also from the people present online. Is the appointment of PMC and legal advisors through such hybrid mode valid? A. As per the Government Circular dated July 4, 2019, the quorum requirement for a special general meeting for redevelopment is 2/3 of the total members. Consent of 51% of the total members is required to pass the resolution. The quorum is to be constituted by members physically present at the meeting and does not include those participating in any other manner, including online attendance. Please verify whether the quorum requirement, as stated above, was met when passing the resolution.

Q. One shop owner in our society has given her shop on rent to two different entities by putting a partition in the shop. Can the society recover non occupancy charges for the two entities separately considering them as two separate shops? Sushant Rana, Santacruz
