PROPERTY RENOVATIONS

For most people, building or renovating is a daunting and stressful process. It can be difficult to know where to start, whether constructing a new home or renovating an existing one.

Turning your dreams and aspirations for your property into reality is not as easy as it may seem. We know that highly skilled and professionally trained experts are essential for guidance through the design, planning and construction.

Which professionals are “must-haves”, though? Are you just eating into your budget? Is an architect or designer a luxury or a necessity?

These days many property owners are closely involved in their renovations and new builds. Often they engage a builder and think the rest will be smooth sailing.

Ensuring you are fully aware of the expectations and responsibilities of the experts you have engaged is essential. Be clear about the role of builder versus subcontractor versus architect versus interior designer and whether they are a necessity or a luxury for your project. Also be brutally honest about your own skill set.

The more professionals you engage, the more fees you pay, and the less there is to go towards your end goal. It is crucial to understand the responsibilities and expertise that key professionals deliver.

Architect

The architect’s role is very important and, put simply, it is to design, document and oversee your project, whether you are building from scratch or renovating an existing property that involves extending the living space.

Property-investing rules: are they likely to change?

The pressure for the government to curb the tax benefits of tax concessions, such as negative gearing and the capital gains tax discount, is unrelenting. Most recently, independent senators David Pocock and Jacqui Lambie proposed five options for paring back investment property tax concessions, with savings to the Federal budget of up to $60 billion over the next decade.
